Yes, real estate agents may rebate a portion of the agent‘s commission to the borrower in a real estate transaction. The rebate must be listed as a credit on page 1 of the HUD-1
in Lines 204-209 and the name of the party giving the credit must be identified. Real estate agent or broker commission credits to borrowers do not violate Section 8 of RESPA as long as no part of the commission rebate is tied to a referral of business. As always some restriction applies.

 

 

Can I use a local source for business cards, business signs and other materials?

Yes. As long as your marketing materials have our trademark logo and your BRE license number, you are free to purchase them from wherever you choose. If your marketing material contains more than basic contact information, Broker’s approval is required.

 

 

Can my clients use any lender, Title Company Or Escrow company for their transactions?

Yes.

 

 

What about Board Of Realtor® Memberships and MLS access?

Nationwide Fine Homes is a member of the CAR, NAR and many regional boards. Each agent is required to obtain their own MLS access. Please inquire with your local Board of REALTORS® about MLS access and/or membership costs, dues and requirements.

What forms do I use?

Standard CAR-approved forms. You may obtain them at the office of your local board of REALTORS® or download them directly from www.car.org Note: CAR forms are provided at no additional cost as part of your CAR membership benefits. You may also purchase these forms directly from a local Association or CAR without having a membership. Also, if you use our Transaction Coordination Service the forms required for your transaction will be provided.

 

 

Do you provide office space or a conference room?

YES. Under approved plan.

 

 

As an agent, can I charge Buyer and/or Seller a fee on top of my commission?

Yes, a Broker is entitled to charge a transaction fee to buyer and seller. These fees are negotiable; rates can vary and have to be agreed upon with client in writing. The fee must be approved by the Broker, and collected at the close of escrow. NO FEE CAN BE COLLECTED BEFORE CLOSE OF ESCROW AND/OR ACCEPTED DIRECTLY BY AGENT.

 

To be the buyer's agent can I give part of my commission to buyers?

It is legal to make a refund to the principal (buyer or seller) only. Some restrictions may apply.

 

Does everyone qualify to have no monthly fees?

Yes anyone who has closed 5 transactions in the past 12 months will have NO MONTHLY FEE

 

How do I Receive $500 referral signing bonus when I refer an agent?

Receive $250(each transaction) from 1st two transactions from the specific agent that you referred some restriction may apply

 

How do I Receive 10% on referral commission when I refer an agent?

Yes anytime your referred agent under “split commission” makes a sale contract you will earn 10% over ride commission as long as he / she are working under “mentoring program” with you.

 

Do I have to buy leads from your company?

NO. You do not have to do anything you are free to do any marketing plan you are comfortable to do.
